Should I join a boutique brokerage firm like Anton Agency? Let’s break it down first so we’re all on the same page..

There are two kinds of real estate brokerages: boutique/independent and franchise/corporate. The biggest difference starts at the top. A franchise firm is managed by a corporation, while an independent firm is managed locally by the owners and operators. That said, the team here at Anton Agency love all brokers and work with both franchise and boutique brokers but our heart rests with the underdogs. Here are a few reasons we’ve found that go over the benefits of joining a local boutique brokerage like Anton Agency. Enjoy!

1. More Control

A boutique brokerage has complete flexibility and control when it comes to working in real estate. They get to operate their business their way and can extend the best services for their local area. A franchise/corporate firm (a.k.a. the big boys) does have some grasp of control on a local level, but not to the extent as that of a boutique brokerage. A boutique broker will have to handle and manage more, but being able to change quickly with the local market conditions is well worth it. For example, Anton agents/brokers have the freedom to customize their own website, with IDX Technology, that’s included in their 100% commission program. This is great especially considering that more homebuyers are searching online for properties.  They also have a direct portal with their clients to communicate, obtain documents, and orchestrate timelines from contact to close. The Broker controls their deals as if it was their own business.

2. Support and Resources

Okay, some franchise brokers beat independent brokers on this one. Real estate brokers working with a franchise company tend to have more resources available to them than independent brokers. Which they should considering the amount of market share they take up! But are they valuable resources for their local market?  It’s not the amount of resources available that matter, it’s the firm’s ability to understand which resources should be deployed. Although franchise brokers have more resources at their fingertips, they are typically packaged in a “box” and offer limited flexibility.  Anton’s robust support and resources, are hardly matched in the industry.

The training and the technology is better here than any of the other brokerages I was looking at joining. The culture and forward thinking, allowed me to hit the ground running with my business. I am able to keep more of the money I am hustling for at Anton. Thanks!

3. The Fees

Almost every Franchise Broker is required to pay a franchise fee on each transaction to the corporate office. So, if you’re are an agent with a franchise, before you or the local office can split the commission, a fee must be paid to the corporate office… These big fees can range from a few thousand dollars to tens of thousands of dollars. Independent brokers don’t have that financial burden, which means they can use the money they save to invest in things that will better serve the business and clients locally. Think community 🙂 Anton has no Franchise Fees, but they do have 100% commission(minus monthly/transaction fee), and a robust referral program, so that you get paid more for your hustle…

4. Brand Identity and Culture of the Agent/Broker

Branding and brand recognition are important when it comes to deciding whether to join a franchise or an independent broker. Inman.com published an article that outlines the sheer passion when it comes to local brokerages and their identity to set them apart:

“Boutique real estate brokerages march to the beat of their own drum — and they’re on fire. Their popularity is fueled, in part, by the passion of their owners, who cultivate unique brands, cultures and business models.” Anton owners definitely march to the beat of their own drum. They offer world class training, a fun environment and a focus on success. Anton believes its agents should be more entrepreneurial, so they treat their licensed real estate activities like its their own business, building their OWN brand in the meantime, NOT the brokerage.

5. Multiple Streams of Income

Production is important to keep money flow coming in to the brokerage so that fixed and variable expenses can be covered, so that will be the most common way, agents/brokers make their income. Anton offers a unique referral program, where you can get paid off of the efforts of the people you refer to the company. Over time, that can build into a significant passive, additional income source!

Being the CFO for the company, I have seen agents/brokers come into the company being brand new to the industry and within 12-18 months, develop a 6 figure business (Gross Commissioned Income) for themselves. That is a tribute to our training and culture.

6. World Class Training

Most boutique agencies have better training than the big guys. Not because they have better resources, but because they can spend more quality time in the office and out in the field than their counterparts. At Anton, they have been in the training business since 2002. Anton has a quality training program, that lasts a year, but gives you the ability to start earning your 100% commission deals as soon as you start. Each training module will be a comprehensive training to develop you as a Agent/Broker, an entrepreneur, and an individual.  The training consists of 12 modules:

  • Module 1: Building Your Real Estate Agent Business
  • Module 2: Branding Your Real Estate Agent/Broker Business
  • Module 3: Financials and Metrics Every Real Estate Agent/Broker Should Know
  • Module 4: Marketing Yourself and Your Business
  • Module 5: Sales Training
  • Module 6: Recruiting Your Team
  • Module 7: Retention of Great Team Members
  • Module 8: Continued Training for the Agent/Broker
  • Module 9: Managing Your Business
  • Module 10: Future Growth/Planning
  • Module 11: Balance/Imbalance for the Real Estate Agent/Broker
  • Module 12: Exit Strategies for the Real Estate Agent/Broker

In addition, there are weekly training webinars, new agent trainings and trainings for specialty topics like “deal paperwork”, “how to close a sale”, and using social media effectively for the agent/broker.

Our mission through our training is to get agents to “basecamp”. A level where they have 5-8 closings per month, consistently. Their next destination is basecamp II. The agent/team continues to go from there matching and being help to what they have developed in their business plan(s).

7. Your Competition

Stacked upon several dozen agents at a franchise brokerage sits your name. The competition that floods a local market can be difficult for a new agent -even with corporate training. If you’re lucky enough to be mentored by a rockstar agent, you may surface stronger than when you started and competition may turn out to be a good thing! With boutique brokerages, the aggressive commission splits and camaraderie of your fellow agent makes it seem more like a team effort then a lone wolf scenario.‍ You should join our wolfpack…

The Takeaways:

  • Boutique brokerages march to the beat of their own drum and have a lot more flexibility.
  • The support that boutique brokerages give to their agents/brokers regarding their specific local situation is overwhelmingly better than the big guys provide.
  • At boutique brokerages, you have the ability to make more money for your hustle.
  • Boutique brokerages are vigilant about cultivating their firm’s culture, brand and awareness without sacrificing the importance of the individual agent/brokers development and success.
  • Boutique brokerages typically provide better hands-on training and distribute the bounty appropriately without the large overhead.
  • Anton Agency may be a great fit for you. If so, welcome home…
